Fixed Asset Management Services for the Public Sector

American Appraisal employs one of the largest teams of fixed asset Consultants in the world.
When was the last time a physical inventory was conducted of your fixed assets?  How often are your fixed asset accounting records reconciled to the general ledger?  Have you ever received any negative comments relating to fixed assets from either external or internal auditors?  Have bar code tags been affixed to your fixed assets?  Do you have the appropriate policies and procedures in place to accurately track the life cycle of a fixed asset?

While fixed asset management will assist you in meeting external/internal audit and GASB 34 requirements, it can also be extremely beneficial in meeting your capital budgeting, financial and risk management reporting requirements.

Long-standing leadership
American Appraisal is here for you.  While other consulting firms have downsized their fixed asset capabilities, relying instead on subcontractors and staff members who are more customarily involved in other consulting activities, American Appraisal has continued to develop this area of its expertise.  Today, we employ one of the largest teams of fixed asset Consultants in the world.

Unrivalled experience
Our full-time, dedicated Consultants possess deep expertise in the public sector.  We have built business cases, addressed regulatory issues, analyzed infrastructure and gained a full appreciation for the complexity of issues within your sector.

American Appraisal offers a full range of fixed asset management services in addition to outsourcing solutions.  Call on us to help you achieve your goals:

Improve visibility
Our asset inventory & reconciliation service provides a wall-to-wall inventory of all fixed assets to ensure they are properly captured on your accounting records and assistance in identification of those assets which are no longer on hand (unrecorded retirements) as well as the historical cost of assets for use in financial statements.  We can affix bar code tags to each asset to facilitate tracking and to simplify subsequent inventory verification.

Assist with identification and valuation of surplus assets
Where changes lead to a consolidation of operations, a physical inventory to identify and value surplus property can help organizations facilitate transfers to other divisions/departments.

Analyze infrastructure
During an infrastructure valuation, our Consultants ensure that none of your assets are overlooked.  We value items such as wastewater systems, sidewalks and curbs and prepare a report projecting their historical cost and/or cost of replacement.

Ensure compliance
We compare your current fixed asset management system with both best practices and compliance with GASB 34/35, CFO Act, OMB Circular A-123 and FASAB, Executive Order 13327.  Our reports are SAS 70 compliant and have withstood scrutiny of all cognizant agencies and internal/external audit review.

Evaluate or manage your electronic fixed asset accounting system
American Appraisal provides verification, compilation and periodic updating services that are designed to assist our Clients in the maintenance of complete and accurate fixed asset records for both accounting and insurance purposes.  Or, you can outsource this entire function to American Appraisal.  We have the ability to seamlessly migrate records from your current system to our SAS 70 compliant e-PRAIS® system and offer periodic updating services.  We can also provide analysis for your existing fixed asset records, policies and procedures.

Analyze building construction and renovation project costs
American Appraisal has completed cost segregation studies to assist public organizations in properly classifying building construction and project renovation costs and the related depreciation on a component-by component basis.  We possess the engineering, construction, valuation and regulatory backgrounds to maximize potential benefits.

Meeting your insurance valuation needs
We inspect facilities in order to calculate insurable values for the placement of property insurance coverage, to improve risk management and to provide a basis for the preparation of a proof of loss.
