Anthony Wells, ASA

Tony is a managing director for the US real estate and related assets practice. He is one of the country’s leading appraisers in industrial/commercial real estate valuation.  

Tony has served as project manager on major engagements providing valuation services to corporate clients on a global basis.  In addition to serving on foreign assignments, he has completed assignments in many US states. Purposes have included property tax, financial reporting, financing, purchase or sale, fair rental, tax reporting, and donation.

Tony has appraised a wide variety of property associated with, but not limited to, the following industries:  airline; airports; aircraft manufacturing including engine/assembly plants; car and truck facilities including assembly, power train, metal press, component, research and development, and corporate headquarters; chemical operations; computer manufacturing and services; consumer products; electric power; metal fabrication; railroads; and steel mills.  His experience in unique properties includes airport properties, large hotels, movie studios, television/radio stations, corporate headquarters, major league sports stadiums, and redevelopment projects in the United States and the United Kingdom.

Advisory services performed by Tony have included litigation support, appraisal review, market research, and offer/option analysis.

Tony has given deposition and testimony concerning the valuation of the following large industrial facilities and airlines:

Tony joined American Appraisal in 1966.  After a two-year term of active duty in the US Army, he rejoined American Appraisal, and has held various positions in the real estate and industrial valuation practices. He has been in his current position since 2006.

Speeches

Tony spoke to the Institute of Property Tax (IPT) at the 33rd Annual Conference in San Francisco, California, on “The Effect of Personal Property on Real Estate Valuation.”

In addition, Tony has spoken to the Appraisal Institute’s Wisconsin Chapter on large plant depreciation, to the Industrial Development Research Council on the development of a valuation curve to monitor ad valorem taxes and industrial real estate valuation, and before tax managers of major corporations in the St. Louis area concerning industrial property valuation.  He met with the Henley Group’s international real estate managers to discuss valuation of real estate in foreign lands; in October 1989 he spoke to the Credit Union Executive Society on “The Black Art of Appraisal.”  He has spoken before the Institute of Property Taxation concerning differentiation of real and personal property.

Tony has spoken to the Institute of Property Taxation and to the American Bar Association on the valuation of large industrial plants.
