Bagus Priambodo

Bagus is a senior manager for the real estate and related assets practice. He has experience in the valuation of investment and user-based specialized real estate. As a certified general appraiser, he has appraised property in many US states and served on foreign assignments including activities in Mexico, Central and South America, Europe and Asia. Purposes have included property tax, financial reporting, financing, purchase or sale, insurance, fair rental and tax reporting.

Advisory services he has performed include appraisal review, litigation support, appraisal management, market research, feasibility studies, condition studies, reserve/capital expenditure requirement studies and offer/option analysis. He has appraised various types of properties including industrial facilities, investment-grade offices, single and multifamily residential properties, retail properties, hotels, agricultural facilities, restaurants, public infrastructures and special-purpose facilities such as hydroelectric power water dams, water port and land disposal facilities.

He has extensive experience in appraising technology and telecommunications facilities. Properties he has appraised include:

  • Tier I–Tier IV data centers
  • 100mm–300mm semiconductor fabs
  • Research and development (R&D) facilities and laboratories
  • Digital and analog equipment manufacturing facilities
  • Telecommunications facilities such as cable landing stations, switches, Point-of-Presence (POP), Network Operation Center (NOC), Neighborhood Access Point (NAP), transmitter and headend buildings

Other areas in which he has significant experience are general manufacturing, C‑store/gas stations, travel center/truck stop properties, and healthcare facilities including:

  • General and specialty hospitals
  • Rehabilitation and psychiatric hospitals
  • Doctor suites and physician practices
  • Acute-care and long-term acute-care hospitals
  • Assisted living and skilled nursing facilities
  • Medical office buildings

Bagus has substantial knowledge and skill in various computer applications and has developed many VBA automation programs utilized in multiproperty engagements containing hundreds or thousands of properties.  In addition to the conventional appraisal analysis methods, he also has significant experience working with statistical regression modeling and various costing methods including cost trend and depreciation, segregated cost and unit-in-place cost.

Bagus joined American Appraisal in 1998 and has been in his current position since 2012. Prior to joining American Appraisal, he was an assistant engineering manager at P. T. Tatamulia Nusantara Indah in 1993; a project manager at Twin Sixties, Inc., in 1996; and a project planner at Randall Hall, Inc., in 1998.
