Paakow works with the real estate valuation and advisory group and manages engagements for UK-based and international project teams on a range of commercial property valuations, primarily for financial reporting (pre-deal due diligence on mergers and acquisitions, post-deal purchase price allocation, and year end accounts) under IFRS and UK GAAP.

In addition, Paakow manages asset and risk appraisal services on commercial and leisure property portfolios, including hotels, offices and stadia, and provides insurance replacement cost assessment services to the oil, gas, petrochemical, iron and steel and other heavy industries.

Paakow joined American Appraisal in 2006. Previously, he worked with a valuation consultancy in the EMEA region, where his role evolved from that of a property manager to encompass valuation duties, culminating in the management of a team offering property valuation, real estate advisory and property allied consultancy services.  In this role, Paakow led a team in performing commercial and residential valuations for varied purposes, including for secured lending and tax purposes, sale and purchase, leasing and letting, year-end accounts, IPOs and insurance. 

His experience includes:

• Managing the multimillion-pound pre-acquisition due diligence valuation of a major steel and cast iron products plant in the northeast of England, with assets spread across multiple land parcels totalling more than 900 acres
• Managing the pre-deal due diligence valuation of a major food and beverage manufacturer’s acquisition of certain allied businesses located in the UK
• Being a part of the project team responsible for the valuation for assets reconciliation and purchase price allocation of a global building supplies manufacturer’s multibillion-pound acquisition of a complementary business involving a global property portfolio spread across Western and Eastern Europe, North America and the Middle East
• Working on the fair market valuation for financial reporting (purchase price allocation/impairment testing) of the acquisition of a media group with locations throughout the UK
• Managing the insurance replacement cost assessments of a global hospitality company’s portfolio of UK and European hotels, together with staff accommodation, on a rolling annual basis
• Managing the reinstatement cost assessment of hotels belonging to the Fairmont Raffles Hotels International group, including the iconic Savoy in London, the Fairmont St. Andrews Hotel in Scotland, and hotels in the Rocco Forte Collection
• Managing the insurance replacement cost assessment of national stadia and hospitals in the United Arab Emirates and Bahrain, among others
