Wayne Horvath, MAI

Wayne is a director for the real estate and related assets practice. He heads the Princeton real estate office and oversees many portfolio-related assignments. He has experience in the valuation of real properties and portfolios at the national level and has appraised property in many US states. He has provided valuation services for financial reporting, investment and purchase consultation, mortgage submission, tax appeal, eminent domain, fair rental analysis, donation and a variety of litigation support matters. He also performs advisory services including support for litigation, appraisal review, market research, appraisal and project management, and offer/option analysis.

Property types Wayne has appraised include multifamily residential properties including market rate and subsidized housing; retail property; office buildings including medical offices; industrial facilities including manufacturing, warehousing/distribution, and flex space; large land holdings including developments, individual lots, subdivisions, and agricultural land; institutional facilities; and high-value residential properties. Property interests he has valued include fee simple, leased fee and leasehold estates. He has provided opinions for the valuation of open market exchanges, forced liquidation, fair accounting and going concern.

Prior to joining American Appraisal in 2010, Wayne served as a real estate appraiser and analyst at an independent appraisal firm providing similar services throughout the state of New Jersey. Additionally, he has experience in real estate sales and leasing, working with small investment groups in the Princeton area. Wayne also worked at the Center for Urban Policy Research (CUPR) at Rutgers University. At CUPR, he provided support for a large-scale contract that included various projects associated with a county-wide capital improvement plan. His efforts included organizing, prioritizing and planning the possible timing and potential funding sources for the various projects. In addition, he was involved in research and writing for the Impact Assessment of the New Jersey State Plan.
